The villa is located in a quiet prestigious area of Agios Tychonas, in the city of Limassol, in close proximity (2500 meters) to the five-star hotels Four Seasons and Amathus. During the construction of the house, the most modern and advanced technologies and materials were used! Energy Efficiency: The house is fully insulated, which allows for easy heat retention in the cold season and coolness in the hot season.

In the hot season, electricity costs are offset by the 5kW solar panels installed on the roof, which feed electricity into the grid year-round. Air Conditioning: The house features a central air conditioning system by Gree (VRV system), with each room having a concealed air conditioning unit in the ceiling.

Heating: Modern aluminum radiators are installed in the house, heated by a high-efficiency gas condensing boiler (120% efficiency) by Viallant. There is an external gas tank for refilling. Heating control is done through a Smart Home system.

Smart Home System: The house utilizes a system that allows for remote control of various functions (curtains, lighting, heating, hot water, surveillance) both inside and outside the house using a smartphone. Lighting, curtain control, water heating, security systems, motion sensors, door locks, water leak alarms, and house heating can all be controlled through touch screen and mini display switches. Technical Specifications: The house features a water purification system using salt and modern American equipment.

Drinking water production with a reverse osmosis system.

Hot water production using solar panels.

Ventilation with energy-efficient heat exchange (no heat loss) by Electrolux and Clivet.

5 kW solar panels installed on the roof with the ability to monitor the performance of each panel and the amount of energy generated daily and annually via the internet.

The circulation pump for the pool is separately connected to the solar panels and does not affect the electricity bill.

Garden irrigation is automated on a schedule. The pool has a kidney-shaped design with no sharp corners, ensuring safety during use.

The pool has an overflow system and all the necessary filters for purification. Since the pool water is filtered by solar energy during daylight hours, the water remains crystal clear with minimal addition of chlorine salts. Natural stone is used for the pool’s outer edge. The pool has LED lighting with various color options and automatic color changing. The pool bottom and walls are tiled. Pool maintenance is performed once a week by a specialist.

Sports Area: In the backyard of the house, there is a sports area for activities such as sports, fitness, TRX, and mini-football. It has artificial turf, mini goals, and a pull-up bar.

Summer Room (Barbecue): The room is equipped with everything necessary and has an area of about 35 square meters. It can be closed off with sliding glass doors and includes a gas stove by MIle, a double-door refrigerator by Sharp, a kitchen, a dining table for 10 guests, an electric screen for a projector, and a soft sofa.

Technical Room: The room houses gas equipment, shelves, cabinets with drawers, and a water tap.

Window Systems Description: The windows were custom ordered from a factory in Latvia. The windows have a unique design. The total glazing area of the house is 180 square meters. The windows offer panoramic views and have non-standard sizes. The glass thickness in the window unit is 2 x 6 mm, providing good sound and thermal insulation. The profiles used in production are from the German company SCHUCO. Some windows exceed a height of 3 meters. The house also features 9 rounded panoramic windows, giving it a unique character.

All windows have a protective film that provides excellent privacy from outside view and prevents direct sunlight from entering.

Infrastructure: Within a 5-minute drive from the house, you will find two main five-star hotels in Limassol, top-tier restaurants in the city, and equipped beaches.

Floors: Genuine modern parquet flooring (not parquet boards) is laid on all floors, providing comfort in both winter and summer.

Furniture: The house is furnished with designer furniture from a well-known Portuguese-Italian furniture manufacturer, GUAL
